Introduction

North farm is a stone built detached farmhouse, situated approx 120 meters from a B class road. The drive is tarmac and in good condition.

•The property is ¾ mile from the A19 providing easy access.
•The nearest mainline railway station is Northallerton, 5 miles away.
•The nearest airport is Durham Tees Valley, which is about 25 minutes away by car.
•This access statement is available on our website and in the welcome file in the farmhouse.

Arrival

•Guests are met on arrival and shown the facilities; there is ample parking to the front and rear of the property.
•All car parking concrete.
•There is a step up at both the front door and the back door.
•The main entrance leads in to the kitchen.

Kitchen

•Large kitchen, with 2 large windows facing north and south
•The room is light and airy with halogen lighting
•Ceramic tiled floor
•There is a run of standard height kitchen units, including dishwasher, oven and fridge freezer.
•There are no wall cupboards
•The sink has a mixer tap and right hand drainer and working surfaces to left and right
•There is a toaster, electric kettle and microwave on the work surface
•In front of the north-facing window is a pine table and chairs, looking out on to open countryside.

Bedrooms

•All bedrooms are supplied with cotton sheets, duvets and pillows, extra pillows and bedding on request.
•One bath sheet and bath towel provided for each guest in each room.
•Cots can be provided, travel cot available but large cots will be charged extra as these are hired.
•Bedroom 1 – Twin beds, bedside table and lamp and pull light switch between beds, wardrobe chest of drawers and mirror, radiator, window facing north.
•Bedroom 2 – King size bed, traditional bedroom furniture, Double wardrobe, single wardrobe and dressing table with full length mirror, bedside tables and lamps, pull light switch above bed, fitted carpets, radiator and south facing window.
•Bedroom 3 – Double bed, wardrobe, chest of drawers, mirror, bedside tables and lamps, pull light switch above bed, fitted carpets, window facing south and radiator.
•Bedroom 4 – Twin room, pine wardrobe, dressing table and chest of drawers, bedside table and lamp, fitted carpet, Venetian wooden blinds, wooden beam, sloping ceiling to south end.

Bathrooms

•Bathroom 1 – Bath with shower over, Toilet, wash basin, towel rail, fitted carpet, pull light switch, north facing window.
•Bathroom 2 – Separate bath, walk in shower, wah basin and toilet, no window but extractor fan and halogen lighting, pull light switch for lights which activates the extractor fan as-well and Mosaic vinyl flooring.

Laundry

•There is a washer and tumble dryer available for guests to use at no extra charge, in the washhouse next to the house.
•Washing line if guests would like clothes to dry naturally
•There is an outside toilet

Outdoor Facilities

•Gardens to north and south of the property
•3 steps in to the south facing garden, through a rose arch
•A barbecue area and garden tables and chairs
•Large concrete yard suitable for children riding bikes playing ball games etc
•There are walks available directly from the house
•Guests are requested to stay in permitted areas, and not to stray in areas where there is machinery or animals.

Additional Information

•In the event of a fire clear instructions are given, the main exits are the front or back doors.
•Smoke detectors are installed and regularly tested
•Smoking NOT ALLOWED in the house
•Smoking allowed outside, but must ensure at all times the cigarettes have been disposed of in receptacles provided as this could be a fire hazard.
•From time to time deliveries of cattle feed will need access to the barn, but we will give as much notice as is reasonably possible, to avoid any inconvenience to our guests.
•Well-behaved dogs are welcome, but these must not get on furniture or go upstairs and sleep in the kitchen or in the washhouse adjoining the house.
